I am selling my home in Randolph. Is it possible to list a property for sale with two different Realtors? With two different companies?
What you must first understand is that when you choose a Realtor to help you with the sale of your home, you are employing the brokerage that Realtor works for, not the individual Realtor. The Realtor is a subagent of the company and acts on its behalf. You’ll notice in your listing agreement that the agent’s name is never mentioned, just the terms of your agreement with the company. I can tell from your question that your goal is to get the greatest possible exposure for your home in an effort to sell it for the highest possible price in the least amount of time. Technically, you can hire multiple brokerages by using Open Listing agreements. You could sign open listing agreements with a number of brokers. This type of listing agreement is non-exclusive and you as the seller are only obligated to pay a commission to the broker that brings a buyer with an acceptable offer to the deal. If you find the buyer yourself, then you don’t have to pay a commission at all.
In my opinion, the negative of the open listing is that you as a seller aren’t really represented by anyone. The most commonly-used listing agreement by full service real estate brokerages is called Exclusive Right-to-Sell. In this type of agreement the seller agrees to pay the listing broker a fee to market and sell the property. The listing broker then offers a portion of that fee to other brokers for bringing a ready, willing, and able buyer. In this type of listing the owner is also obligated to pay a commission if they happen to bring the buyer themselves. This is the most commonly-used agreement in our area.
I give you this small piece of advice: When interviewing potential agents and brokers to sell your home, ask a lot of questions about their marketing plan and how they implement it. This should ease your mind and help you to determine which agent and brokerage is going to give your property the best marketing exposure and help you sell in the least amount of time and for the best possible price.
